Complete a walk through to determine condition after former move out, Review plumbing fixture condition & proper function. Test electrical outlets & confirm proper function, replace light bulbs as necessary. Assess condition and function of appliances provided and full Painting and deep clean.

Yes, we do have an on-site maintenance team to handle any requests that come in.

You can submit a maintenance request via online portal, phone call or email to property.

Resident first submits a request and details of necessary repair, received by management and scheduled according to urgency, it is then passed on to our team for evaluation/repair.

You do not need to be present but you must provide permission to enter the apartment.

If this happens during business hours, please call our management office. If it is after-hours, a locksmith must be contacted.  If new locks are provided during that service, responsible for providing new keys to management.


Controlled Access gating, On-site management and maintenance. Park-like setting. Assigned Parking. Two swimming pools, picnic area, basketball court, playground.  Nighttime courtesy patrol. Online Payments/Maintenance Request system.

Some units include Washer & Dryer appliances.  Laundry rooms are located in the parking perimeter of the property.

Yes our community is pet friendly!

Yes, there is a $35 per month fee per pet.

We do not have any breed restrictions.

No we don't have a pet park on property.

Standard appliances include a gas range and refrigerator.

Yes, we do offer short term leases.

No, corporate leases are not available at this time.

No we don't hold packages at our leasing office.


An invitation to register your online account with Rent Café can be sent to you at move in, you can either manage your online portal through the Rent Café App, or log in to their website and make one-time payments or set up the Auto-pay feature with preferred payment account details.

No it does not cost anything to take a tour of the property.

Appointments are preferred, walk-ins are always accepted.

Our management is very accessible at the leasing office.

An invitation to apply can be sent from our on-site team via email, an application can be submitted from our website, or, a paper application can be submitted in person.

Provided all income documents are provided, less than 48 hours.

We have a $50 application fee (per adult), Security Deposit of $700 (OAC) and first month rent.

Be prepared to provide acceptable proof of income/Know your credit history, we require one year of established, good credit.

Processing fees from debit and credit cards do apply as monthly fees when paying rent.

No, but it is recommended to have renters insurance.

None of the utilities are included in the rent.

Place a call to the service provider for electricity and gas. Water, trash and sewer will be set up by management at the time of move in.

Charter Communications is the best option at this property.

Residents are allowed max 2 guests when visiting common area amentiies. Guests are permitted for no more than 7 nights in any one month period. 

Pricing varies and is dependent upon the total number of available apartments at the time price is given for move in date and projected expiration month/date.

No you can't sublease your apartment.

A termination fee of equal to one month rent is required along with a  60 day written notice to vacate.

Yes there are several trails nearby: Santa Fe Dam bike trail, San Gabriel River trail and Duarte Recreation trail.

Plaza West Covina is where most of our residents shop.

YumYum Donuts 1 mile, and Lisa's Coffee shop and Ventana Coffee - less than 5 miles.


From the 10 Freeway East, exit West Covina Parkway (Exit 34), turn left. Turn right on Garvey Ave. N., Turn left on Orange Ave., turn right on W. San Bernardino Rd., Serrano Apartments will be on your left.
